Realty Homist Market Commentary

The Turkey property market in Q3 2026 is a selective, cooling buyer’s market. While nominal prices continue to climb, reaching an average national price of roughly 5.311 million TRY (approx. 42,488 TRY/sqm), high inflation means real-term prices have declined.

Liquidity & Foreign Investment: The market is still struggling with liquidity issues. Foreign purchases remain subdued and highly selective, with demand driven almost entirely by domestic buyers tackling deferred housing needs.

Interest Rates: Mortgage rates are currently not favorable for property investment, with interest rates hovering around 40% according to TCMB. Consequently, cash sales and developer financing dominate the few transactions taking place.

Geopolitical Impact: The aftermath of the US-Iran conflict in energy markets continues to affect neighboring countries like Türkiye, adding to economic uncertainty.

Inflation: Inflation remains high, though it dropped to 29.73% in September. This environment has granted patient buyers increased purchasing power as real housing values fall.
